CBRE Secures Letting for Holyrood Park House, Edinburgh

Leading property consultant, CB Richard Ellis (Scotland) has announced the successful completion of a letting within Holyrood Park House in Edinburgh on behalf of Henderson Global Investors.

The Royal Pharmaceutical Society (RPS) has taken a suite on the ground floor spanning 3,640 sq ft on a 15 year lease with a tenant break at year ten.  The annual rent is £65,520 per annum, equating to £18 per sq ft, and is subject to fixed uplifts at the end of year five and year ten.

CBRE’s Building Consultancy department is overseeing renovations on behalf of the landlord, Henderson Global Investors, to meet the requirements of the RPS.  Contractors are currently on site undertaking partitioning works and the fit out. The RPS is relocating from its city centre townhouse in Edinburgh to Holyrood Park House in order to take advantage of an open plan space.

Kellie Kennedy, CB Richard Ellis (Scotland) commented: “This deal shows that there is increasing activity in the letting market in Edinburgh and that tenants are still looking to take advantage of the availability of good quality space in the city centre. The fact that our client was prepared to consider splitting the ground floor to accommodate their requirements demonstrates their effort to work with occupiers and create a suite within the building which suits their needs.”

Holyrood Park House is an office development in Edinburgh’s city centre, positioned close to the Scottish Parliament building.  The accommodation comprises 47,000 sq ft split over five floors providing high quality flexible open plan office floorplates, benefiting from dramatic views to Holyrood Road and the Parliament building from the front and Holyrood Park from the rear.

CBRE acted jointly with Jones Lang LaSalle on behalf of Henderson Global Investors and the Royal Pharmaceutical Society was represented by Culverwell & Co.
